Agusto & Co. market reviews indicate that land prices within 5km of the Lekki-Epe corridor appreciated by 25-40% between Q1 2025 and Q1 2026, with Ibeju-Lekki recording increases from approximately ₦15 million per plot in 2024 to as much as ₦35 million in 2026.

Despite these opportunities, affordability and development costs remain significant constraints. Building material prices increased by an average of 75% between 2024 and 2026, contributing to a sharp escalation in housing costs, with the average price of a two-bedroom apartment rising from approximately ₦130 million to ₦190 million over the same period. Meanwhile, the high documentation premium marked by extended timelines and operational bureaucracies continues to constrain formal land transactions.
